26th Decr. 1853

My Dear Sir George,

I am sadly disappointed at the delays that have taken place in my arrangements in this Province as I fear I shall not now have the satisfaction of seeing you before your departure for England, and I am even doubtful whether this will reach Auckland before you sail. I was exceedingly anxious to get to Auckland in order that I might receive instructions in reference to my future proceedings, and gain the advantage of your Excellency's influence over the northern tribes to assist me in my negociations. Mr. Tolemache who was at Ahuriri led me to expect that you would be at Auckland until February next, and this rendered me less anxious about proceedings north at once moreover I felt if I was to abandon negotiations once commenced that it might have operated against future purchase.

Concentrated time and means Wairarapa 1700000 acres have been purchased since August total expense £13000. £9000 paid. All homestations purchased value £6000.

The difficulty in getting funds for two blocks from Hapuku every moment of time taken up with land purchases Address from the Ahuriri settlers enclosed intend sailing Northfleet 8 or 10 days feel quite fagged with the natives and it would be useless visiting Taranaki without funds.
